Home Builds

  • How long does a typical construction project take?

Timelines vary. A more accurate estimate can be provided after understanding project scope and details. Design can take as long as the client takes, could be one month, or 6 months. Permitting can take up to three months. A single family home can take about 6 months from excavation to move in. A basic bathroom remodel (no wall changes or moving of plumbing) on the other hand could last about two months.

  • How do you charge for projects?

We prefer Cost-Plus, 50% of what we do is also Fixed Price. The 3 most common construction contracts are below.

    1. Fixed-Price Contracts: The contractor agrees to complete the project for a predetermined price, offering budget certainty for the owner.

    2. Cost-Plus Contracts: The owner agrees to pay the contractor for actual costs incurred plus a fixed fee or percentage. This is beneficial for projects where costs may be uncertain.

    3. Time and Materials Contracts: The owner pays for the time spent by the contractor and the materials used. This is often used for projects with undefined scopes.

  • How much is it to build a new home?

Expect to pay between 250 and 350 a square foot.

  • Do you have your own crew or do you hire subcontractors?

We have in house trim carpenters, framers, siders and design. We sub contract qualified professionals such as HVAC, electric and plumbing. Those that we contract out we have had a working relationship with for a while.

We will handle getting permits. Our teams communication and knowledge allows us to get it done quickly and correctly.

Sidings

  • What is the best siding?

We love Diamond Kote because of the beautiful colors they offer and their 30 year No Fade Warranty, and a 5/50 Year Limited Warranty.

The siding goes right up, with no need to be painted afterwards.

  • What kinds of siding are there?

Metal - low maintenance, resistant to bugs and fire, environmentally friendly

Fiber cement (ex: hardie)- fire resistant, durable, shorter warranty, paintable

LP Smartside - highly durable, great warranty, paintable

    Vinyl - affordable, not durable

Natural Wood Siding - eco friendly, high maintenance

Brick - durable, fire resistant, low maintenance

Stone Veneer - light weight, more affordable, any contractor can install.

  • What siding material is the most affordable?

Vinyl siding is the most affordable, though other siding lasts longer, saving money in the long run.

  • What is the most durable type of siding?

Metal, Brick, Stone and LP Smartside.
